Property viewing checklist for Nigeria: 25 questions that reveal the real cost

What to ask about water, power, flooding, building condition, legal terms and neighbours at a viewing.

A good viewing should answer more than “Do I like this room?” Prepare questions before you arrive so you can compare several properties on the same basis. Photograph defects with permission and record answers in writing; memory becomes unreliable after multiple visits.

Utilities and everyday living

  1. How is electricity metered: individual prepaid, shared meter or estimated billing?
  2. Is there backup power, and who pays fuel and maintenance?
  3. What water source serves the unit, how often is it available, and is treatment needed?
  4. What internet providers serve this exact building?
  5. Where does waste go, and what is included in the service charge?
  6. Is parking assigned, paid for or first-come, first-served?
  7. How long do typical trips take at the times you actually commute?

Turn taps on, inspect sockets, check signal strength and ask for recent utility statements where available. A claimed “24-hour power supply” deserves a written explanation of the arrangement and costs.

Condition and weather

  1. Are there stains, fresh paint over damp areas or musty smells?
  2. Does the roof or ceiling leak after heavy rain?
  3. Where does rainwater go from the compound and the street?
  4. Are gutters, drains and access roads maintained?
  5. Are windows, doors and locks sound?
  6. Are there visible cracks or signs of unapproved additions?
  7. What repairs will be completed before move-in, and by what date?

Visit again after rainfall if flood exposure is a concern. In Lagos, the building-control agency explains its inspection and completion work; for a new building, ask the owner for relevant approvals and completion evidence rather than assuming a fresh finish means everything is approved.

Money, rights and people

  1. What is the full amount due before keys?
  2. Which fees recur and can they change?
  3. Who holds and returns the security deposit?
  4. Who signs the agreement and owns or manages the unit?
  5. What is the notice and renewal process?
  6. Which repairs are the tenant's responsibility?
  7. Can the landlord enter the unit, and on what notice?
  8. Are pets, guests or business use restricted?
  9. Who handles outages and emergency repairs?
  10. Has the unit been promised to anyone else?
  11. When can you inspect the signed agreement before payment?

Write the answers beside the advert, then compare your shortlist. The cheapest sticker price may be the most expensive living arrangement once transport, power and repairs are included.
